About this Form:  This form is a Residential Lease Cancellation Rider, also known as an Early Termination of Lease Addendum. It grants the tenant the right to cancel his or her lease of the premises by providing a minimum of 60 days written notice to the landlord by certified mail. A landlord may choose to charge the tenant a higher monthly rent for the tenant's right to have this option. Tenant has the right to end this current Lease before the last day of the term specified in the Lease provided that the Tenant complies with all of the terms of this Rider. The early termination date must be the last day of a calendar month. To end this Lease early, Tenant must give Landlord at least sixty (60) days prior written notice, which specifies the early termination date. This notice must be sent by Certified Mail, Return Receipt Requested to the Landlord at the following address: __________________________________ ____________________________________________________________________________________________.

Failure to Comply: If Tenant provides less than sixty (60) days advance notice, or otherwise fails to comply with any provision of this Rider, the early termination notice will not be accepted, and Tenant’s Lease will continue.

Condition of the Premises: The Tenant must return the Premises to the Landlord completely vacant and in broom clean condition and in the same condition that it was in when Tenant first occupied it, except for ordinary wear and tear.

Entry to Show the Premises: Tenant agrees to allow Landlord and Landlord’s agents and representatives to enter the Premises to show to prospective renters. Landlord will make best efforts (but is not required) to give Tenant notice before such entry; however, if Tenant is not present to permit Landlord or Landlord’s representatives or agents access, Landlord may enter anyway. Tenant shall supply Landlord (if Tenant has not already done so) with all keys necessary to gain access to the Premises.

This Lease Term Only: The Tenant understands that the right to early termination is being granted solely during the term of the current lease agreement. The Tenant further understands that the Tenant’s right of early termination is limited to this lease only and that, thereafter, in the event this lease is renewed, it shall be renewed without any privilege of early termination.
