1. Fair Housing Statement. We are an Equal Housing Opportunity provider. In connection with my application for tenancy, I authorize the property owner or manager to obtain a consumer report and/or investigative consumer report about me. This report may include information about my creditworthiness, credit standing, credit capacity, character, general reputation, personal characteristics, or mode of living. I understand that, upon written request, I am entitled to a description of the nature and scope of any investigative consumer report obtained and a copy of my rights under the Fair Credit Reporting Act. 3. Equal Credit Opportunity Act (Regulation B) Notice. Disclosure of income from alimony, child support, or separate maintenance is voluntary. You need not reveal such income unless you wish it to be considered for qualifying purposes.
4. Privacy and Data Security Notice. Personal information provided in this application is collected solely for evaluating rental eligibility. We protect, retain, and dispose of such information in accordance with federal and state privacy laws (including the Fair Credit Reporting Act, Gramm-Leach-Bliley Act, and applicable state data-protection acts). We do not sell or share applicant information with third parties except as necessary to verify eligibility or comply with legal obligations. Information such as date of birth, Social Security number, driver’s-license number, or other government-issued identifiers is collected solely to verify identity and conduct lawful credit, background, and rental-history screening, and will not be used to make any decision or inference based on age, national origin, or any other protected characteristic. All such information is stored securely, retained only as long as necessary, and destroyed in compliance with applicable laws. No information provided in this application will be used to discriminate on the basis of any protected characteristic under federal, state, or local law. All questions are asked uniformly of every applicant for consistency in screening.
5. Occupancy Information. Information about household members, including names or ages of dependents, is requested only for purposes of determining occupancy limits and household composition, not to evaluate familial status. Familial status is a protected class under the federal Fair Housing Act and applicable state laws.
6. Banking References. Banking information, including account identifiers if provided, is used only to verify the existence of an account and general financial responsibility. We do not request or use bank account balances or transaction details. Account numbers are not required and may be redacted at the applicant’s discretion.
7. Pets and Assistance Animals. Requests for pet information apply only to household pets. Service and assistance animals are not considered pets and are evaluated separately under the Fair Housing Act and ADA guidelines.
8. Credit and Background Checks. Any questions regarding prior credit history, bankruptcies, or evictions are used solely to evaluate financial and tenancy reliability. We comply with all federal and state limits on the use of eviction or credit records.
9. Application Fee/Deposit Disclosure. Any application fee/deposit submitted with this application will be handled as follows:
• Application Fee: Non-refundable, covering actual screening costs (subject to any applicable state maximums).
• Application Deposit: Refundable if the application is not approved, unless retained to cover actual processing costs due to false or misleading information.
